Before the walkthrough

Prepare the records and logistics before you start inspecting.

  • Review the lease and original move-in condition report
  • Confirm the inspection time and who will attend
  • Bring a charged phone, notes, and access-item list
  • Make sure belongings and trash have been removed

Room-by-room condition

Use the same sequence in every room so details are not skipped.

  • Check walls, ceilings, floors, doors, and windows
  • Test lights, fixtures, appliances, and detectors
  • Look for leaks, stains, chips, burns, or broken hardware
  • Take wide photos plus close-ups of notable condition

Kitchen & bathroom

Inspect high-use surfaces, appliances, water, and ventilation.

  • Open cabinets, appliances, and drawers
  • Check sinks, faucets, drains, toilets, and seals
  • Note grease, residue, mildew, and mineral buildup
  • Photograph appliance interiors and under-sink areas

Close the handoff

Finish with an auditable record instead of relying on memory.

  • Record keys, remotes, fobs, and permits returned
  • Save final utility readings when applicable
  • Keep a copy of the signed or shared condition record
  • Store photos, messages, receipts, and forwarding details
